BEACONSFIELD OLD TOWN IS TO GET ITS BRASSERIE!
Some 21 months after agreeing terms with Raymond Blanc’s Brasserie Blanc to take a 6,000 sq ft restaurant in Hall Barn Estate’s planned mixed use development on London End, PMCD Retail is delighted to announce that planning consent has finally been granted.
The revised application for a 120+ cover restaurant with additional outside seating, plus 3 retail mews units, 5 residential apartments and a new 40 space surface car park was passed by South Bucks District Council on 2 May 2012.

“The new all-day restaurant will take the place of the former bakery and rear mock-Georgian office block on London End and is an extremely welcome development in this part of town. It will fit in nicely with the existing businesses here including John Lewis of Hungerford, Farrow & Ball, Town & Country Flooring, Knights Furniture showroom, Sacla and The Turquoise Holiday Company, offering an ideal environment for shoppers and business people to unwind and re-fuel”.
The project has been driven by Hall Barn Estate and their strategic property advisors, Bidwells, who have ensured that the design of the buildings is in keeping with the town’s historic heritage.

PRESS RELEASE – Shawston International move into High Wycombe
The leading specialist distributor of pipeline equipment and one of the largest independent stockists in the UK today is moving into just under 28,000sf in two adjoining units on Sands Industrial Estate. Shawston International, currently operating in the South East from two locations in Maidenhead began their search for alternative accommodation a year ago mindful that their leases were coming to an end and their current occupation of approaching 10,000sf was no longer suitable for their plans for in the area.
As someone with experience of acquiring and disposing of buildings in the area for this particular occupier and similar businesses, Nick Ball, Director at Philip Marsh Collins Deung, was charged with the task of finding a suitable building and negotiating terms to assist Shawston with their goal.
“In these difficult economic times many opportunities were presented but few met all of the location and building requirements needed. After duly considering the overall deal, Units G&H on Hillbottom Road were identified as the right opportunity and negotiations commenced. This process was complicated by the change of ownership of the estate but terms were eventually agreed with landlords, the Northumberland Estate”comments Nick Ball.
Both owners during the process were represented by John Roberts, Head of Agency at Aitchison Raffety.
“With the impending expiries of existing leases in Maidenhead and our need to expand our operation in the South East, it was necessary to search for alternative premises and make sure that the new premises met all our of operational criteria. The initial search identified many available properties but the various locations, building configurations and potential rents and lease terms needed assessing clearly before taking the time to look at short lists. As a team we had to run this process along with continuing to run the core business. Press Release – Office Demand in Beaconsfield
Beaconsfield ends the first quarter 2012 with a flurry of lettings. Nick Ball, Director in charge of office and industrial lettings at Philip Marsh Collins Deung reports a strong increase in demand which has stretched the supply of office space in the town which has, in turn, kept rents at high levels.
In the first three months alone rental deals in excess of £20 psf have been secured on two buildings in London End; The Chapel and The Barn at Highway House, as well as 35 Wycombe End. In the New Town, suite 1 at Gregories Court has let after being available for over 3 years and all offices in the Town Hall are now occupied.

What’s in store for 2012?
In spite of the challenging economic conditions, 2011 has seen buoyant retail property activity in the South Bucks region – especially in prime locations in affluent towns such as Beaconsfield, Old Amersham, and Marlow. Some lease assignments in these towns have included premium payments which is certainly a sign of a positive outlook for 2012 and beyond!
In fact, PMCD Retail needs more instructions to meet the demand for prime shops in these affluent areas. It is stimulating to know that the national multiples are increasingly out to secure more units and that independents are now starting to take the plunge again – 2012 may not be quite as lacklustre as the Press keep predicting!

Massive changes in Beaconsfield Old Town
PMCD acquires Amersham Landmark Building for Clients
Hundreds House, the former head quarters of Paradigm Housing Association in Old Amersham came on to the market in February 2010. We introduced it to several investors/developers who were not prepared to buy the premises without an occupier in tow.
In May of 2010 we were made aware that BibleLands, a charity based in Hazlemere near High Wycombe, were looking for a new headquarters building. The search that had been agent lead for some time, had identified several buildings, but up until then, none suited in all criteria of size, price and location. Knowing that Hundreds House was on the market we introduced it to BibleLands and although it was larger than they would ideally have liked, the price and location was attractive enough to enter dialogue with the vendors.
There had been a lot of interest in the property and the vendors were minded to take the sale to auction. However we spent time with our client and the selling agent in order that agreeable terms were established and the property was withdrawn from the market and the lawyers got to work.
The purchase had to tie in with the sale of an existing site and Philip Marsh Collins Deung liaised with the selling agents of that site and the lawyers as well as structural and environmental engineers and the team at BibleLands, making sure that everything stayed on track.

The Italians have landed
Sacla UK Ltd, the Italian food company, are delighted with their new Beaconsfield HQ. They have signed up for a 10 year lease at Italy House in the heart of the Old Town, within the Hall Barn Estates’ development, Bakery Court.
Other lettings at Bakery Court include Farrow & Ball, John Lewis of Hungerford and Turquoise Travel.

After months of trials and tribulations, the new version of squaremetre.com, is published to the web. Basic design work was by Solid Bubble and the technical stuff by Blue Chives.
We plan to continually update and improve the site and are seeking users’ ideas for what they would like to see. Staff photos will be added when available!
